المستخلص: تعد مدينة أبها من المدن السياحية التي لازالت محافظة على بعض تراثها العمراني، حيث تميزت- كغيرها من المدن السعودية- بتراث معماري مميز، استطاع أن يميز ملامح المدينة، وأن يعبر عن النمو الاجتماعي والفكري لساكنيها آنذاك. ولا تزال هذه المدينة تتمتع بجذب الناس إليها للسكن والتجارة والسياحة. وتتمثل مشكلة البحث في أن معظم التغيرات التي حدثت في مركز أبها التاريخي قد أثر سلبا على خصائص التراث الحضري والعمراني فيها. وافترض البحث أن التغيرات التي حدثت، قد أثرت سلبا على خصائص التراث الحضري والعمراني، الذي أدى بالنتيجة إلى التأثير على عملية الحفاظ عليها. يهدف البحث لتشخيص ما نجم عن ذلك التغيير في التراث الحضري والمعماري في منطقة الدراسة، ومحاولة معالجة ذلك ليتم المحافظة عليه وإعادة تأهيله واستثماره. وهذا من شأنه تحقيق التوافق والتواصل العمراني بين مركز أبها التاريخي وامتداداتها الجديدة، وذلك لتأصيل دور مركز أبها التاريخي والحفاظ عليه بوصفه تراث عمراني مستقبلي مستدام للأجيال القادمة، لتحقيق أكبر قدر من الاستفادة السياحية والاقتصادية. وتأتي أهمية البحث في إطار ما أكدته الاستراتيجية الوطنية للمملكة العربية السعودية، 1421هـ، والتي تنص على: "ضرورة تحقيق التنمية العمرانية المتوازنة بالمدن السعودية، والحفاظ على مواردها الطبيعية في ضوء الخصوصية المحلية للمدن" وقد تم اختيار مركز مدينة أبها التاريخي، لما له من أهمية للتراث العمراني. وتمثلت منهجية البحث باستخدام المنهج الوصفي التحليلي للتراث الحضري لمنطقة الدراسة لتشخيصه والمحافظة عليه وأعاده تأهيله واستثماره اقتصاديا وسياحيا، فضلا عن المنهج الاستقرائي لمعرفة التغيرات التي حدثت على التراث الحضري والعمراني وتحليل واقع التراث الحضري واستقراء مستقبل التنمية المستدامة المناسبة له. بالإضافة إلى الدراسة الميدانية الاستطلاعية للتعرف على واقع حال التراث العمراني في منطقة الدراسة بأخذ بعض الصور، ومعرفة رأي السكان عن التراث العمراني والتعامل معه والمحافظة عليه عبر مقابلات شخصية معهم. وتناول البحث الحالة الراهنة للتراث العمراني لمركز المدينة ومشكلاته المختلفة كالتعدي على الأبنية التراثية وتشويه النمط المعماري التقليدي والتلوث البصري. والتحديات التي تواجه التراث الحضري والعمراني لمركز المدينة التاريخي رغم الجهود المبذولة من ترميم وتنظيم وتنسيق لبعض المباني الهامة والفراغات الأخرى، وتأهيل البنية التحتية وتقييم الخطة السياحية. فضلا عن الرؤية المستقبلية للحفاظ على التراث الحضري وإعادة تأهيله واستثماره اقتصاديا وسياحيا. ويخلص البحث إلى نتائج واقتراحات تساعد على المحافظة، وإعادة تأهيل التراث الحضري لمركز المدينة لاستثماره اقتصاديا وسياحيا واستدامته للأجيال القادمة. يأمل الباحثان تقديم مقترحات التي من شأنها تحقق التنمية المستدامة لمركز مدينة أبها بحيث تحافظ عليها الأجيال القادمة، مما يمكننا من الاستفادة منها في دراسة حالات مدن سعودية أخرى.

The city of Abha is one of the tourist cities that still preserve some of its urban heritage. Like other Saudi cities, it is famous for its architectural heritage, which is able to distinguish the features of the city, and to express the social and intellectual growth of its inhabitants at that time. And this city still enjoys attracting people to it for housing, commerce and tourism. Research problem: It is represents that most of the changes that occurred in the historical center of Abha have negatively affected the characteristics of the urban and urban heritage in it. The research Hypothesis: That the changes that have occurred have negatively affected the characteristics of the urban and built heritage, which led as a result to the process of preserving them. The Research Aims: to diagnose what resulted from that change in the urban and architectural heritage in the study area, and try to address that so that it can be preserved, rehabilitated and invested. It would achieve harmony and urban communication between the historical center of Abha and its new extensions, in order to consolidate and preserve the role of the historical center of Abha as a sustainable future urban heritage for future generations, to achieve the greatest amount of tourism and economic benefit. The Importance of the Research: It comes within the framework of what was affirmed by the National Strategy of the Kingdom of Saudi Arabia, 1421, which states: “The necessity of achieving balanced urban development in Saudi cities and preserving their natural resources in light of the local peculiarity of cities”. The importance of urban heritage. Research Methodology: The descriptive and analytical approach of the urban heritage of the study area will be used to diagnose it, preserve it, rehabilitate it and invest it economically and in tourism, as well as the inductive approach to know the changes that have occurred in the urban and urban heritage, analyze the reality of the urban heritage and extrapolate the future of sustainable development appropriate to it. In addition to the exploratory field study to get acquainted with the reality of the urban heritage situation in the study area by taking some pictures, and knowing the opinion of the population about the urban heritage and dealing with it and preserving it through his face to face interviews with them. The research will deal with the current state of the urban heritage of the city center and its various problems such as encroachment on heritage buildings, distortion of the traditional architectural style and visual pollution. The research will also address the challenges facing the urban and urban heritage of the historic city center despite the efforts made to restore, organize and coordinate some important buildings and other spaces, rehabilitate the infrastructure and evaluate the tourism plan. In addition to the future vision for preserving, rehabilitating and investing the urban heritage economically and in tourism. The research concludes with results and proposals that help in preserving and rehabilitating the urban heritage of the city center, for its economic and tourism investment and its sustainability for future generations. It is our hope to present proposals that would achieve sustainable development for the Abha city center so that it would be preserved by future generations, thus enabling us to benefit from it in studying other Saudi cities.
