المستخلص: عرفت التنمية الحضرية بالمدينة الجزائرية على غرار التنمية بالمدن في الدول النامية جملة من الإشكاليات والأزمات المتعددة المظاهر والأبعاد على عدة مستويات عمرانية، وقانونية، وعقارية، وغيرها، وهذه الإشكاليات لم تأتي من فراغ، وإنما هي ناتجة عن مجموعة من الأسباب. الهدف من هذا المقال هو محاولة منا الوقوف على مفاهيم التنمية الحضرية، مع التطرق إلى أهم إشكاليات التنمية الحضرية في المدينة الجزائرية، والعمل على تحليل أسبابها، ومن خلال ذلك نقترح مجموعة من الحلول والتوصيات التي يمكن أن تساهم في الحد من تداعيات هذه الإشكاليات على الحياة الاجتماعية بصفة عامة في المدينة الجزائرية.

Urban development in the Algerian city, alike other cities of developing countries, has known a bunch of problems, and multiple crises that contained different manifestations and dimensions on several levels: urban, legal, real estate and so forth. These problems did not come out of the blue, but they were caused by a variety of reasons. We try in this article is address the concepts of urban development. Moreover, we seek to address the most important aspects of the urban development crises in the Algerian city, by working on analyzing the causes, and proposing a set of solutions and recommendations that can contribute to reducing the repercussions of these problems on social life in general in the Algerian city.

Le développement urbain dans la ville algérienne, comme d'autres villes des pays en cours de développement, a connu un tas de problèmes, et des crises multiples, qui contenaient des manifestations et des dimensions différentes et à plusieurs niveaux: urbain, juridique, immobilier, etc. Ces problèmes ne sont pas sortis de nulle part, mais ils ont été causés par diverses raisons. Nous essayons dans cet article de faire conduire les connotations concernant des concepts de développement urbain. De plus, nous cherchons à aborder les plus importants des problématiques de développement urbain dans la ville algérienne, en travaillant sur l'analyse des causes, et en proposant un ensemble de solutions et de recommandations qui peuvent contribuer à réduire les répercussions de ces problèmes sur la vie sociale de la ville Algérienne en général.
