Maintenance is being regarded as the single most important process for conserving heritage buildings and it is the key to the survival of any building, be it a heritage or non-heritage. So far, there has been no published research work investigating how maintenance managers of National Heritage Buildings in Malaysia currently approach the maintenance of the heritage buildings in their custody. To this regard, this paper is aimed at examining the current approaches adopted by maintenance managers of National Heritage Buildings in Malaysia in managing the maintenance of the buildings under their care. In order to achieve the set objective of this paper, case study methodology will be adopted. Based on the fact that Malaysian heritage buildings are in dire need of efficient maintenance management approaches in order to extend the life and functions of these buildings and to avoid the need for costly repair works which may damage the buildings’ heritage values; findings of this paper could help the maintenance managers and all stakeholders in heritage building conservation in the country to identify potential areas requiring continuous improvement which would enhance a better performance in the maintenance management of heritage buildings in Malaysia so as to keep generating more and more revenue to the Government.
