تناولت الدراسة أثر الشوارع التجارية على مراكز المجاورات السكنية دراسة حالة شارع (الثورة بالنص والشنقيطي). تمثلت مشكلة الدراسة في طريقة الاستخدام غير الأمثل للشوارع التجارية المخططة لها الأمر الذي أدى إلى ضعف مراكز المجاورات، ما أدى إلى ضعف في تطبيق الغرض الأساسي الذي خططت من أجله تلك الشوارع حتى تمكن من تسهيل الحركة من وإلى المنطقة. نبعت أهمية الدراسة من أهمية الموضوع باعتبارها تؤثر في مراكز المجاورات بالإضافة إلى أهميتها العلمية حيث تفتقر المكتبة لمثل هذه الدراسات، وتوفر الدراسة مرجعاً للدارسين وتسد ثغرة علمية. هدفت الدراسة إلى إبراز أثر الشوارع التجارية على المناطق المخصصة للاستخدام التجاري في المجاورات السكنية والأسواق القديمة، وبيان تأثر الشوارع التجارية على مركز المجاورة السكنية في تلك المنطقة. اتبعت الدراسة المنهج الاستنباطي والمنهج التاريخي. توصلت الدراسة إلى عدد من النتائج أهمها، أن هنالك علاقة عكسية بين الشوارع التجارية ومراكز المجاورات السكنية كما أثبتت الدراسة أن التطور العمراني المستمر يضغط على الخدمات الموجودة في مراكز المجاورات السكنية ما يوجب المراقبة بصورة فاعلة ومستمرة حتى لا يؤثر في الشوارع التجارية. أهم التوصيات التي قدمتها الدراسة تمثلت في ضرورة إخضاع أي تغيير لغرض من سكني إلى تجاري لدراسات حتى لا يؤثر في المناطق المخصصة للاستخدام التجاري داخل المجاورات. وتقترح الدراسة إجراء دراسات مستقبلية حول أثر الشوارع التجارية في مراكز المجاورات السكنية لمناطق أخرى مماثلة، ودراسات لمعرفة العلاقات بين الشوارع التجارية ومراكز المجاورات وحجم المجاورات السكنية.
The study addressed the impact of the commercial roads on the centers neighboring the residential areas, the problem of the study represented in the way of the non-optimal usage for the planned commercial roads, which led to the weakness of the centers of the neighboring, that led to weakness of the application of the essential purpose that the roads planned for to enable the facilitation of the traffic to and from the area, the importance of the study emerged from the importance of the subject as it considered influencing on the neighboring, in addition to the scientific importance where the library lack such studies. The study provided a reference and filled a scientific gap. The study aimed to focus on the impact of the commercial roads on the places assigned for commercial usage in the neighboring residential, and the old markets, and explaining the impact of the commercial roads on the center of neighboring on that area. The study used the deductive and the historical methods, the study came to many results, the most important. There was adverse relation between the commercial roads and the neighboring residential centers. The study also proved that the continuous construction development pressed the available services at the neighboring centers. It should be monitored effectively and continuously so as not to affect the commercial roads, the most important recommendations, that presented by the study represented in the subjugation of any change of the purpose from residential to commercial, to studies, so as not to effect the areas assigned for commercial purpose in the neighboring. The study suggested conducing future studies about the effect of the commercial roads on the neighboring centers at another similar areas, study to know the relations between the commercial roads and the neighboring and the size of the neighboring residential.
