المستخلص: يشكل العقار الصناعي عنصرا من عناصر الذمة المالية للدولة وعامل أساسي لإقامة المشاريع الاستثمارية. فتوفر فضاء لاستقبال المؤسسات الصناعية ووجود الهياكل القاعدية شرط ضروري لتهيئة المناخ المناسب لنشاط هذه المؤسسات. تهدف هذه الدراسة إلى عرض واقع العقار الصناعي في الجزائر والمشاكل التي يواجهها بالإضافة إلى عرض مختلف الإجراءات والتدابير المتخذة من قبل وزارة الصناعة لإعادة تأهيله.

Le foncier industriel compte parmi les éléments importants des actifs financiers de l'État, et un facteur principal dans la mise en place de projets d'investissement. Il offre un espace pour l’accueil des entreprises industrielles ; l’existence d’infrastructures est une condition nécessaire à la création d’un environnement approprié à l’activité. L'objectif de cette étude est de présenter la réalité du foncier industriel en Algérie et les problèmes auxquels il est confronté, en plus de présenter les différentes mesures prises par le ministère de l'Industrie pour sa réhabilitation.

Industrial real estate constitutes an element of the state's financial disclosure and an essential factor for establishing investment projects. The availability of space for receiving industrial establishments and the existence of base structures is a necessary condition for creating an appropriate climate for the activity of these establishments. This study aims to present the reality of industrial real estate in Algeria and the problems it faces in addition to presenting the various measures and procedures taken by the Ministry of Industry to rehabilitate it.
