المستخلص: يشكل العقار الصناعي عنصرا مهما لأي استثمار، وذلك لعدة اعتبارات منها: أي استثمار يجب أن يتوفر على مقر معين وذلك من أجل إجراء مختلف التعاملات ذات الصلة مع هذا الاستثمار، كذلك أن يشكل العقار من أهم التكاليف التي يمكن أن يتحملها المستثمر لإنجاز استثماره لارتفاع تكلفة حيازته، نتيجة لذلك اعتمدت الجزائر عدة إجراءات وسياسات لتسهيل حصول المستثمرين على العقار الصناعي لتجسيد استثماراتهم، لكن رغم ذلك يبقى العقار يشكل هاجسا للمستثمرين، كذلك كان هذا العنصر السبب الأساسي في تخلي العديد من المستثمرين عن تحقيق مشروعاتهم الاستثمارية.

Le foncier industriel constitue un aspect important à l’investissement, par deux considérations, en premier lieu chaque investissement doit posséder un local afin de mener les procédures qui ont un lien avec cet investissement, la seconde considération est que le foncier constitue un grand part des charges supporté par l’investisseur en vue de l’augmentation de cout d’acquisition du foncier. En effet l’Algérie a adopté plusieurs procédures et politique afin de faciliter l’acquisition des fonciers en vue de concrétiser les investissements. Or le foncier reste encore un obstacle devant les investissements et que plusieurs investisseurs ont abandonné leurs projets à cause de cet obstacle.

Industrial real estate constitutes an important element for any investment for several considerations, such as: any investment must have a specific location in order to conduct various transactions related to this investment, as well as that the real estate constitutes one of the most important costs that the investor can bear to complete his investment due to the high cost of acquisition. As a result, Algeria has adopted several measures and policies to facilitate investors' access to industrial real estate to materialize their investments. However, despite that real estate remains an obsession for investors. This element has also been the main reason why many investors gave up on their investment projects.
