المستخلص: منذ الاستقلال، يشهد المجتمع التونسي طلبا ملحا على السكن. وإنتاج المؤسسات العقارية الحكومية لا يفي بالغرض بالنسبة لحاجيات السكان. فهو دون المستوى المطلوب من ناحية نوعية الفضاءات وعددها. بحث المصممون، مؤخرا وعن طريق التكنولوجيات الحديثة، على تحسين جودة هذه الفضاءات وسعوا لإنشاء شقق أكثر رفاهية وفخامة وتصنف بذات "الجودة العالية". هذه المساكن الحديثة، تطورت بطريقة مختلفة ووظيفتها تجاوزت مجرد توفير السكن. ونظرا لشغف المصمم، ونخص بالذكر المهندس الداخلي، بالجانب الجمالي وتطوير نوعية الفضاء فهو يحاول التدخل بطريقة فعالة في تصميم هذه المساكن الحديثة. أسئلة عديدة تطرح حول تفاصيل إنشاء هذه الشقق والتي لا تخضع لكراس الشروط. فكيف يمكن تقييم إنجاز المساكن عن طريق التكنولوجيات الحديثة؟ إلى أي مدى يمكن للمصمم أن يحقق التوازن بين جودة الفضاء والرفاه الاجتماعي أي متطلبات المجتمع التونسي داخل مسكن صنفه "ذو جودة عالية"؟ يواجه المصمم، خلال هذه المهمة، العديد من القيود والعقبات ليتمكن من تحقيق التناغم بين مختلف الأطراف المشاركة (المقاول، المهندس الداخلي، المتساكن) في إنجاز هذه الفضاءات. فهو من جهة مطالب بتوفير ما يطلبه المقاول لتسهيل "تسويق" شققه أو عقاراته ومن جهة أخرى عليه إرضاء حاجيات المتساكن المادية، الاجتماعية والنفسية. فالآليات والتكنولوجيات الحديثة تيسر مهمة المصمم وتمده بوسائل وأدوات جديدة وهذه الأخيرة هي غالبا مبرمجة للرسم والتخطيط وليست مصممة للخلق والإبداع. يمكن القول إن دور هذه التكنولوجيات الحديثة محدود في عملية تصميم الفضاءات السكنية والمصمم مطالب بالتعويل على مهاراته وإبداعه كما أنها قد تكون مكلفة في بعض الأحيان وتتجاوز إمكانيات المواطن العادي.

Depuis l'indépendance à nos jours, la société Tunisienne témoigne une forte demande en logement, la production des sociétés immobilières étatiques est toujours en deçà de la demande. Récemment, à travers les nouvelles technologies, les concepteurs cherchent à améliorer la qualité spatiale et tendent à réaliser des appartements plus luxueux, confortables et prestigieux, dits de "Haut standing". Ces habitats collectifs récents se sont développés différemment et leur fonction dépasse le simple besoin de logement. Ainsi, le designer qui a un souci à l'esthétique intérieure et le développement de la qualité spatiale, cherche à intervenir efficacement dans la conception de ces espaces. Des questionnements tournent autour des rouages de la réalisation, de ces appartements qui n'obéissent pas à un cahier de charges. Comment peut-on évaluer la réalisation de ces espaces d'habitation par le biais des nouvelles technologies ? Et à quel point le concepteur peut réaliser le compromis entre la qualité spatiale et le confort social au sein d'un espace dit de "haut standing". Le concepteur rencontre plusieurs difficultés et contraintes pour harmoniser entre les différents intervenants au processus de production de ces espaces. D'une part il doit produire ce que propose le promoteur pour commercialiser ses appartements et d'autre part il doit satisfaire le confort physique, psychologique et social de l'habitant. Les nouvelles technologies facilitent la tâche au concepteur en lui apportant de nouveaux mediums. Ces derniers sont généralement des outils de dessin et non pas des outils de création. On peut dire, aussi, que les nouvelles technologies ont, toujours, un rôle limité dans la production des espaces d'habitation, et le concepteur doit compter sur ses compétences, ses connaissances et sa créativité...

Since independence, Tunisian society has witnessed an urgent demand for housing. The production of government real estate institutions does not meet the needs of the population. It is below the required level in terms of the quality and number of spaces. Recently, through modern technologies, designers have sought to improve the quality of these spaces and have aimed to create more luxurious apartments classified as "high quality." These modern dwellings have evolved differently, and their function has gone beyond merely providing housing. Given the passion of the designer, especially the interior engineer, for the aesthetic aspect and the development of space quality, they try to intervene effectively in the design of these modern housing units. Many questions arise about the details of constructing these apartments, which are not subject to specifications. How can housing completion be evaluated using modern technologies? To what extent can a designer achieve a balance between space quality and social well-being, i.e., the requirements of Tunisian society, within a residence classified as "high quality"? During this task, the designer faces many restrictions and obstacles to achieving harmony between the various involved parties (the contractor, the interior engineer, and the residents) in creating these spaces. On the one hand, they are required to provide what the contractor requests to facilitate the "marketing" of their apartments or real estate, and on the other hand, they must satisfy the residents' material, social, and psychological needs. Modern mechanisms and technologies facilitate the designer's task and provide them with new means and tools, often programmed for drawing and planning rather than creating and creativity. It can be said that the role of these modern technologies is limited in designing residential spaces, and the designer must rely on their skills and creativity.
