المستخلص: إن أكثر من نصف سكان المعمورة يقطنون حالياً في المدن الأمر الذي زاد من تعقد الوضعية المجالية وبالخصوص العقارية للمدن، حيث نقص العقار والطلب المتزايد عليه أجبر مجمل بلدان العالم وخاصة على مستوى الحواضر الكبرى على التفكير في أساليب جديدة لتخطيط، تنظيم وتسيير المدن ضمن الأبعاد الجديدة التي تفرضها التغيرات الاقتصادية، والاجتماعية والسياسية خاصة فيما تعلق بمبادئ التنمية المستدامة، التي تفرض على المجتمعات مراعاة الأنظمة البيئية في جميع البرامج والمخططات الرامية في مجملها إلى استغلال كلي أو جزئي للمجال الذي نعيش فيه الذي أصبحت المدينة تشكل إحدى ركائزه وأنظمته الرئيسية.
وعلى هذا الأساس نحاول في هذه الورقة البحثية استعراض بعض المقاربات التخطيطية الكفيلة بالتسيير الفعال للمجالات العمرانية في الجزائر.

Aujourd’hui Plus de la moitie de la population du monde résident dans les villes, ce qui compliquer la situation spatiale et foncière, surtout au niveau des grandes métropoles.
Cette problématique oblige la plupart des pays du monde de réfléchir sur des nouvelles démarches pour planifier, organiser et gérer les espaces urbains selon les nouveaux principes de développement durable qui demande de prendre en considération les écosystèmes locaux ou régionaux dans tous programmes et plans destinés a une exploitation totale ou partiale de l’espace vécu.
Donc nous essayons dans ce présent travail d’exposer quelques approches pour la planification efficace des espaces urbains en Algérie.

More than half of the world's population currently lives in cities, which has increased the complexity of the field situation, especially the real estate of cities. The shortage of property and the growing demand for it has forced all countries of the world, especially in the metropolitan area, to think about new methods of planning, organizing and managing cities within the new dimensions imposed by economic, social and political changes, especially with regard to the principles of sustainable development. This requires societies to take environmental regulations into account in all programs and schemes aimed at fully or partially exploiting the area in which we live, in which the city has become one of its main pillars and regulations.
On this basis, we try in this research paper to review some planning approaches that guarantee the effective management of urban areas in Algeria.
