المستخلص: أن تحديث المخطط الأساس لناحية الحيدرية يساعد في حل أزمة السكن وإشباع الحاجة السكنية وفق الطلب والعرض في قطاع الإسكان وتلبية الحاجة للوحدات السكنية حتى (2040) كسنة هدف بالنسبة لمنطقة الدراسة، لأن مشكلة السكن في العراق قد أصبحت مشكلة متراكمة ومركبة، والحاجة السكنية فيها كبيرة نلمسها من خلال ارتفاع أسعار العقارات والإيجارات، ولا يمكن حلها إلا بإجراءات تخطيطية سليمة واستثنائية يمكن تحقيقها بمشاريع إسكان عمودية تتخلل ضمن مراحل تحديث المخطط الأساس لتحقيق الاكتفاء السكني وحل هذه المشكلة التي أصبحت أخطبوط العصر...
حيث تضمنت الدراسة القيام بزيارة الناحية وعمل مسح ميداني للناحية ودراسة الاستعمال السكني وحسابها لمراحل تحديث المخطط ووضع الاستراتيجيات التي من شأنها النهوض بالواقع السكني في الناحية وإشباع الحاجة السكنية وبالتالي تحقق الاكتفاء السكني بنظرة تخطيطية اقتصادية متكاملة ومتفاعلة.
وقد تمت دراسة الاستعمال السكني بكل جوانبه وتقدير الاحتياج السكني وتحديد المواقع المهمة من الأرض الموجودة لوضع المشاريع الإسكانية التي تكون متكاملة الخدمات ومصممة بشكل مناسب يوفر الراحة والهدوء والخدمات وهذا هو غاية ما ينشده الساكن وبتوظيف استثمار سكني في الناحية الذي من شأنه يعجل من إشباع الحاجات السكنية لساكنيها والوافدين ويحقق نسب اكتفاء سكني عالي ورصيد سكني يفوق الطلب السكني الذي تعاني منه الناحية ويستمر هذا الاكتفاء السكني بتحقيقه حتى عام 2040.
وإن توظيف البناء العمودي هو البديل لإيقاف التوسع الأفقي للمدن الذي يكون فيه كثيرا من السلبيات إذا لم يكن وفق دراسات تخطيطية صحيحة، وهذا السكن العمودي هو نظام اقتصادي واجتماعي متطور، اعتمدته كثير من الدول، ووجدت فيه الحل لمشكلات السكن، وذلك لسرعة تنفيذه مقارنة بالبناء الأفقي المنفرد، وكذلك للعدد الكبير من الوحدات السكنية التي يمكن بناءها أو إنتاجها، وإن هذا النمط من البناء يكون ناجحا وجاذبا فيما إذا طبقت فيه المعايير التخطيطية، والتصميمية المناسبة التي تجعل منه مجمعات سكنية متكاملة الخدمات والأنشطة الترفيهية والثقافية والاجتماعية...

The update of the main plan for Al-Haidariyah helps solve the housing crisis and meet the housing needs in accordance with the demand and supply in the housing sector and meet the need for residential units up to (2040) as a target year for the study area because the problem of housing in Iraq has become a cumulative and complex problem. In addition , the need for housing is great, which we see through high real estate prices and rents, and can be solved only by the proper planning procedures and exceptional that can be achieved by vertical housing projects that intersect within the stages of updating the master plan to achieve housing sufficiency and solve this problem, which has become the octopus of the age ...
The study included conducting a survey of the area, conducting a field survey of the area, studying residential use and calculating it for the stages of updating the plan, and developing strategies that will improve the residential reality in the area and satisfy the housing needs. Thus, housing is achieved with an integrated, interactive, and economic planning.
Residential use study has been studied in all its aspects, housing needs assessed, and identify the important locations from the land exist to held Housing projects that are integrated services and are appropriately designed to provide comfort, tranquility and services. This is what the resident wants and by employing residential investment in the area that will speed up the satisfy of housing needs of its residents, and the expatriates and achieve the ratios of high housing and housing balance exceeds the housing demand suffered by the area and it continues achieving this housing adequacy until 2040.
The use of vertical construction is the alternative to stop the horizontal expansion of cities where there are many negatives if it is done not according to the correct planning studies. This vertical housing is an advanced economic and social system adopted by many countries and found solutions to housing problems as its implementation is quick compared to the unilateral horizontal construction as well as the large number of housing units that can be built or produced, and this type of construction is successful and attractive if applied to the planning standards, and the appropriate design that makes it integrated residential with complexes, recreational activities, cultural and social service.
